How to Buy Property in Ludhiana
5 simple steps to your new home.
Find your property
Browse our listings on the Properties page or speak to one of our agents. Filter by location, budget, and property type to narrow down your options.
Plan your budget
Factor in the sale price, stamp duty (5–7% in Punjab), registration charges (1%), home-loan processing fees, and any renovation costs. Get a pre-approval letter from your bank before making an offer.
Verify documents
Ensure the title deed is clear, check the encumbrance certificate for the last 15 years, verify the approved building plan, RERA registration, and confirm there are no pending dues on the property.
Negotiate & agree
Make a formal offer in writing. Our agents will help you negotiate the best price. Once agreed, sign the Agreement to Sell and pay the token money (usually 10% of the sale value).
Possession
Complete the final payment, execute the sale deed, and register it at the Sub-Registrar office. Collect the original documents and take possession of your new home.
